DeWitt Shingle Repair: Where a Minor Repair Ends and a Reroof Begins

DeWitt's permit page exempts minor repairs from the permit it otherwise asks for, and does not define the term. A handful of replaced shingles is close to the plain meaning. A replaced slope is further from it. When a repair grows, ask Planning and Zoning before the work starts, because the Town says Planning and Zoning answers questions.

Tell the roofer how large the damaged area is and ask whether they would call the job a minor repair. Their answer is not the Town's, but it gives you a clear question to ask the office.

The median DeWitt house was built in 1963 by Census estimates. A federal housing table gives asphalt shingles 20 years of estimated useful life, so a house that age has commonly had its roof replaced at least once. That is a proxy and a benchmark, not a reading of your roof.

For a repair, the layer count is the useful fact. A new roof is not allowed over two or more layers. So a repair on a two-layer roof may be the last one before a tear-off, and the estimate should tell you so.

Ask for three things in writing: which shingles will be replaced and how far the repair reaches, what the roofer will do if the deck below is soft, and whether the same estimate offers a replacement price. If a ceiling stained only in a thaw, ask whether the cause was at the eave and whether the repair addresses it.

A repair is sometimes the right answer. It is the wrong answer when the deck is soft or when the same problem has come back. Ask the roofer which of those applies.
